How the Yield Score Works
Every property is ranked on a composite score from 0–100, weighted across four return metrics
Cash-on-Cash Return
35%Annual cash flow divided by your total cash invested (down payment). Measures how hard your money works from day one.
Cap Rate
25%Net operating income divided by purchase price. A leverage-free measure of the property's income potential.
Monthly Cash Flow
20%Estimated rent minus all monthly costs (mortgage, taxes, condo fees). Positive cash flow means the property pays for itself.
Gross Rent Multiplier
20%Purchase price divided by annual gross rent. Lower is better — it measures how quickly rental income covers the purchase price.
Each metric is percentile-ranked against all qualifying properties that week.
The weighted sum produces a final Yield Score from 0 to 100.
